1. Scope

These terms apply to all bookings of studios at the Krone 1895 Smart Apart Hotel, regardless of whether they are made via our website, our booking portal, by email or via booking platforms. By booking, the guest accepts these terms and the house rules. They apply to all persons staying overnight under the booking.

2. Conclusion of the contract

The contract is concluded with the booking confirmation by email. The person making the booking is liable for all obligations arising from the contract, including for fellow travellers.

3. Prices, tourist tax and payment

The prices stated at the time of booking apply. The municipal tourist tax is not included in the price unless stated otherwise and is collected on site or separately. Payment terms, deposit and cancellation conditions depend on the rate booked and are shown at the time of booking.

4. Cancellation and no-show

The cancellation conditions of the booked rate apply. For non-refundable rates, the full amount is due. In the event of a no-show without timely cancellation, the total price will be charged.

5. Self check-in and identity verification

The house operates with digital self check-in. Online check-in with a valid identity document is mandatory for all guests before arrival. These data are required by law (registration obligation under Art. 109 TULPS) and are transmitted to the competent authorities.

The person registered during online check-in must be the person who arrives. Access codes and keys must not be passed on to third parties. Unregistered persons may not stay overnight. In the event of a violation, access may be blocked without refund.

6. Arrival and departure

Arrival from 3:00 pm, departure by 11:00 am. The access code is automatically deactivated at departure time.

A later check-out that has not been agreed is charged as follows: until 1:00 pm 50 €, thereafter the full daily rate.

7. No smoking

Smoking is strictly prohibited throughout the house, in all studios, corridors and common areas. This also applies to e-cigarettes. In the event of a violation, a flat cleaning and loss-of-use fee of 250 € will be charged.

8. Kitchen, cleanliness and waste

On departure, the kitchenette must be left with the dishes washed and clean, and waste must be separated for disposal. If the kitchenette is left with unwashed dishes, heavily soiled or with waste, a special cleaning fee of 60 € will be charged.

9. Damage and theft

The guest treats the studio and its inventory with care. In the event of damage to or removal of inventory, appliances or textiles, the guest reimburses the full replacement value. Damage must be reported immediately.

10. Windows and weather protection

Roof and room windows must be closed when leaving the studio. The guest is liable in case of negligence for damage caused by rain, storms or severe weather resulting from windows left open.

11. Sauna

Use of the sauna is at your own risk. Persons with health restrictions should seek medical advice beforehand. During the winter season, the sauna can be reserved online daily from 8:00 am to 8:00 pm. A sauna session costs 20 € including bathrobe. Street shoes, glass, food, alcohol and smoking are prohibited throughout the sauna area. In the event of wilful damage or misuse, a fee of 150 € plus the actual repair costs will be charged directly.

12. Wi-Fi and internet

Wi-Fi is available free of charge. The guest undertakes not to access or distribute any unlawful content, in particular no illegal downloads, no file sharing and no copyright infringements. The guest alone is liable for violations and indemnifies the operator against all third-party claims.

13. Video surveillance

To protect against vandalism and theft, the entrances and corridors are under video surveillance. The studios themselves are not monitored. Further information on data processing can be found in the privacy policy.

14. Pets

Pets are welcome exclusively in our ground-floor studios and only if registered in advance (surcharge: 20.00 €). Please note that pets are not allowed on beds or upholstered furniture. The guest is liable for damage or any special cleaning required; repair or additional cleaning costs will be charged directly to the payment method on file.

15. Liability of the operator

The operator is liable for damage only in cases of intent or gross negligence, to the extent permitted by law. No liability is accepted for valuables and vehicles.

16. Data protection

Personal data are processed in accordance with the GDPR. Details can be found in the privacy policy on krone1895.com.

17. Applicable law and place of jurisdiction

Italian law applies. The place of jurisdiction is Bolzano, to the extent permitted by law. For consumers, the statutory places of jurisdiction apply.

18. Final provision

Should any provision be invalid, the remaining provisions shall remain valid.
